Rich Hill
Global Head of Research and Strategy, Real Estate
Richard Hill is a Senior Managing Director and Global Head of Research & Strategy for the Principal Asset Management real estate team. He’s responsible for developing the house view on the state of the global commercial real estate (CRE) cycle, how it’s impacting valuations, and what that means for asset allocation decisions. He advises portfolio management teams across equity and debt, as well as public and private on investment strategies developed through a relative value framework. As leader of the real estate global research team, he oversees both quantitative data analytics and fundamental research that forecasts growth and returns for property types across global geographies. Rich joined Principal in 2025 with 24 years of industry experience, most recently serving as Head of Real Estate Strategy & Research at Cohen & Steers Capital Management. Prior to this role, he was Head of Commercial Real Estate Research at Morgan Stanley where he was responsible for REIT equity research, CRE debt strategy, and macro property research. Throughout his career, he led real estate investment strategy and portfolio management, advising global institutional clients, developing proprietary valuation models, optimizing asset allocation, and driving thought leadership on market trends and innovation. He's a regular commentator in print, radio and television regarding the commercial real estate market. Richard received his Bachelor of Science in Business Administration from Georgetown University.

Sebastian Dooley, CFA
Fund Manager, Real Estate
Sebastian Dooley is a Senior Fund Manager for the Principal Asset Management European real estate investment team. He’s responsible for investment strategy and portfolio management for the European data centre funds. Sebastian joined the firm in 2017. Prior to his current role, he served as an Analyst at Telereal Trillium where he assisted in mergers, acquisitions, and asset transactions, as well as financings and analytics on current portfolios. He received a master’s degree in physics and economics from Durham University. Sebastian earned the right to use the Chartered Financial Analyst (CFA) designation and is a member of the CFA Institute.

Matt Hackman
Portfolio Manager, Real Estate
Matt Hackman is a Director - Portfolio Management for the Principal Asset Management real estate team. He serves as a portfolio manager in private equity specializing in data centers, in addition to experience in traditional property types. Matt joined the firm in 2007. Prior to his current role, Matt served as an investment analyst at a wholly owned subsidiary specializing in the production of bridge and mezzanine loans as well as in the acquisitions and dispositions team covering markets in the mid-Atlantic and northeast U.S. He received bachelor's degrees in real estate and finance from the University of Northern Iowa.

Jeff Mathews
Head of Origination, Private Infrastructure
Jeffrey Mathews is a Managing Director and Head of Origination for private infrastructure team of Principal Asset Management. He’s responsible for origination and structuring of opportunities across energy, power, digital, transport, and social infrastructure. Jeff joined the firm in 2024. Prior to his current role, Jeff served as Managing Director at Barclays’ Energy, Power & Climate Technology investment banking group as well as earlier roles at BMO Capital Markets, Nomura, and Scotiabank. He received a bachelor’s degree in business and psychology from Washington University in St. Louis and maintains FINRA Series 79, 63, and 52 licenses.
