Art Jones
Senior Director, Research & Strategy, Principal Real Estate
Art is responsible for guiding the team’s U.S. and European regional and macroeconomic outlooks, as well as helping guide the firm’s portfolio strategy and allocation decisions. He’s the author of numerous thought pieces focusing on both property sectors and broader economic and capital market trends that impact commercial real estate investment. Prior to joining Principal, he was Senior Managing Economist at CBRE EA in Boston where he led the Office and Industrial commercial real estate research and forecasting teams. Art has 16 years of experience in commercial real estate research, covering both space and capital markets, as well as a background in regional and labor economics. His prior experience includes several years as an economist with the U.S. Census Bureau, where he authored numerous publications on income trends and survey methodology. Prior to his career at Census, he served as a regional economist with Moody’s Analytics. He’s currently co-chair of the NCRIEF Research Committee and has given numerous presentations on economic growth and commercial real estate performance. He holds both a B.A. and an M.A. in economics from the University of Maine.

Mansi Patel
Head of Infrastructure Debt, Principal Real Estate
Mansi is responsible for the growth, operations, and strategy of the private infrastructure debt investment team. She joined Principal Asset Management in May 2024 having previously spent 18 years at MetLife Investment Management as managing director, head of infrastructure debt and project finance—North America, Latin America, and APAC. Prior to this role, she held a position at PricewaterhouseCoopers. Mansi earned a Master of Business Administration at Fairleigh Dickinson University and a Bachelor of Science at Rutgers University.

Kirloes Gerges
Portfolio Manager, Principal Real Estate Debt, Principal Real Estate
Kirloes focuses on high yield debt investments. Prior to joining Principal, Kirloes was the portfolio manager for Aon’s OCIO group where he was a four-quadrant investor with an emphasis on debt research and investments. Kirloes holds a bachelor’s degree in Economics from Rutgers University, and an MBA from Seton Hall University. Kirloes also holds a post graduate certificate in Real Estate Finance and Investment from New York University.

Tim Warrick, CFA
Global Head of Alternative Credit, Principal Alternative Credit
Tim leads the Principal Alternative Credit team and is a member of the Direct Lending Investment Committee. With over 30 years of experience, Tim has spent much of his career managing corporate and U.S. core plus portfolios. He previously served as Portfolio Management Team Leader with responsibility for overseeing portfolio management functions for all total return fixed income products. Tim also oversaw the corporate trading desk, was one of the first Portfolio Managers for the general account of Principal and began his career at Principal as a fixed income credit analyst focused on both private and public credit. In addition to his responsibilities with the firm, Tim also spent two years with ReliaStar Investment Research, Inc., where he was an Analyst for multiple sectors, including mezzanine debt, leveraged bank loans, corporate bonds and asset-backed securities. Tim received an MBA from Drake University and a Bachelor's Degree in Accounting and Economics from Simpson College. Tim holds the Chartered Financial Analyst designation and is a member of the CFA Institute.
